Final Walk-thru’s
Karen & Reggie do walk-thru’s before the final week with the homeowner and are involved in every aspect of the building process from start to finish. Karen selects all the lighting and colors on non-custom built homes - these are the small details that most builders leave to someone on the crew. Karen always supervises the finishing process and personally inspects walls to find any imperfections that can only be detected by sight.
Extra Special Landscaping
Landscaping is given that extra touch to showcase the masterpiece that is a Magnolia Home. Bud Gurley, a legend in Memphis landscaping, handles the finishing touches to frame each home as it should be. He has landscaped homes and estates for notable Memphis personalities and uses that same expertise for Magnolia Homes.
Custom Plans
The custom floor plans created exclusively for Magnolia Homes are revised countless times until they achieve the high level of quality and superior comfort demanded by Karen Garner and Reggie Garner Jr. Reggie works personally with the bricklayers, stonemasons and architects to develop the new and interesting elevations that create the stunning curb appeal that is the hallmark of Magnolia Homes. The front elevations are architecturally sound and utilize new building trends to give Magnolia Home that unique extra touch.
Personal Attention
Every builder in town should provide a one year home builders warranty. At Magnolia Homes, we point out to our new home buyers the existence of the warranty, and Karen and Reggie Garner Jr. personally handle any issue a new home owner might have in their first year.
Craftsmanship
There is only one thing to say about the people working with Magnolia Homes: they are “seasoned professionals”, many of whom have been working with Karen Garner for more that 20 years. Karen has earned their respect by her work and business ethics; she is highly regarded as a quality builder with meticulous standards. Here’s why:
- 1 x 8 roof decking, instead of 4 x 8 decking. The glue in plywood and pressboard is water-soluble and condensation can build up around the roofing nails because of temperature changes, causing the roof deck to release the nail. This can lead to shingle damage and roof leaks after about two years. There is also substantial loss of roof ventilation due to the 4 x 8 size, which causes over-heating of the shingle, which shortens the life of the roof by as much as half.
- All sub-flooring is screwed down on second floor to prevent squeaking. Joists are cross-braced for greatly increased structural support. Cross bracing and blocking converts a single joist into an interlocking unified structure that greatly increases structural strength.
- Trane HVAC and ventilation quality standards. Trane HVAC with volume controls is standard, as are digital thermostats. The combination of volume controls and digital thermostats greatly proves the energy efficiency of your HVAC system, saving money every month, as well as improving living conditions.
- We are now offering ridge vent or two power attic vents or adequate ventilation with louvers on every home ensures proper ventilation. Proper roof ventilation improves the life of your shingles, and eliminates the condensation moisture that can cause significant damage.
- On all future homes Magnolia Homes will be installing foil under the decking to reduce heat in the attic and will help reduce your utility bill.
- All plumbing is strapped to help prevent noise from water pipes. When water is being drawn through a home’s plumbing system, the pipes can often shake and rattle, causing unnecessary noise. We strap all the piping to the wall to ensure the pipes will work quietly and efficiently.
- Cabinetry custom-built to your needs.
- All angle irons primed to prevent rusting.

Development
Compaction of soil under the footprint of the home
Heavy industrial compacting tractors are used to compress the soil under the slab, greatly reducing settling. This is not a common practice among all developers and builders, but one that should not be overlooked. Omitting this important step shows up in homes a year or two after completion.
Each Magnolia slab is engineered and strengthened by compacting and extra steel
Steel rebar strengthens the integrity of the slab. We use extra steel which increases the structural strength of the slab log rhythmically and helps to reduce cracks from seismic wave vibration.
Landscaping, Aesthetics and Atmosphere
Many builders clear-cut the areas surrounding their communities, forcing potential buyers to drive through construction gates and mud covered roads. Magnolia Homes' neighborhoods are easily identifiable by their pristine construction sites, well kept roads and beautiful landscaping. The first step in the development of a Magnolia community is the completion of an elegant entrance, lush landscaping and natural common spaces - all developed and “family ready” before the first nail is driven on a home. Walking trails, water features and bridges are also developed first because the environment is built for families to comfortably occupy immediately.
Working with the environment
We strive to work around trees, preserving as much natural area as the home will allow. We develop the best plan for the homes to nestle together in order to create a warm, family community with home sites of mature trees still in place.

Planning a community and the homes that will make up that community takes diligence and forethought. Magnolia Homes Inc. invests several years in the planning stage to ensure the best possible neighborhoods for years to come.
Local proximity to necessary services
The first stages of planning involve the community’s location and its proximity to good schools and major thoroughfares. Even the commute to and from work for families living in the community will be evaluated because that has a direct effect on quality family time. Karen and Reggie Garner are always mindful of building their communities in areas serviced by local Fire and Police Departments as well. That is a major concern when you consider the well-being of the families that will be making their home there.
- Lakeland - The Shelby County Fire Department services are located within one mile of Cool Springs and Winstead Farms off of Canada Road.
- Piperton - Piperton has a Mayor/Commissioner form of government, Planning Commission, Industrial Development Board and a well-run fire department staffed by approximately 30 volunteer firemen, EMT’s, and First Responders.
- Rossville - The Fire Department has 15 Volunteers; the Police Department has 10 Officers (4 Full Time).
Developments in non-annexation areas
Annexation and Memphis taxes are always on the minds of homeowners and Magnolia Homes offers communities in areas that are incorporated and therefore cannot be annexed.

Building Community
Make-A-Wish, Mid-South Chapter Proud Sponsor
The Make-A-Wish Foundation and Magnolia Homes broke ground on the first Make-A-Wish home in the Magnolia’s of Rossville. Karen and Reggie Garner have been supporting Make a Wish for five years, but this year they wanted to bring more attention to the needs of the Make-A-Wish foundation and the children that benefit from the local Mid-South chapter. The subcontractors of Magnolia Homes will donate a portion of their labor and material to build the home and when the home is sold, Magnolia Homes Inc. will donate a portion of the proceeds to the Make-A-Wish Foundation.
Everyone from the closing attorney, lender, and real estate agents involved in the transaction of this home will donate a portion of their proceeds to the Make-A-Wish Foundation. “This is truly a team effort to help Make-A-Wish grant the wishes of children with life threatening diseases and see the joy of their wishes come true.” says Reggie Garner.
The first Make-A-Wish home in Rossville will not be the last, according to Reggie Garner. “In each community that we build, we are going to try and duplicate the Make-A-Wish home so that it can benefit more children and their families. We want to thank Liz Larkin and her team at Make A Wish for their help and planning of this venture.”
Home Owners Associations in each community
There are important reasons for developing Home Owners Associations:
- They foster a sense of community between neighbors.
- They offer resolutions to any conflict between homeowners in the community.
- They maintain a course of action for the maintenance of common open spaces, fences, and other features that belong to the community.
