Planning

Magnolia Homes never loses sight of the most important goal… a nurturing family home and community. Planning a development and the homes that will make up that community takes diligence and fore thought. Magnolia Homes Inc. takes several years in the planning stage to ensure the best possible neighborhoods for years to come.

Local Proximity to Necessary Services

The first stages of planning involve the community’s location and it’s proximity to good schools and major thoroughfares. Even the commute to and from work for families living in the community will be evaluated because that has a direct effect on quality family time. Karen and Reggie Garner, Magnolia Homes Inc. owners, are always mindful of building their communities in areas serviced by local Fire and Police Departments as well. That is a major consideration when you consider the wellbeing of the families that will be making their home there.

  • Lakeland- The Shelby County Fire Department services are located within one mile of Cool Springs and Winstead Farms off of Canada Road.
  • Piperton- has a Mayor/Commissioner form of government, Planning Commission, Industrial Development Board and a well-run fire department staffed by approximately 30 volunteer firemen, EMT’s, and First Responders.
  • Rossville- Fire Department: 15 Volunteers, Police Department - 10 Officers (4 Full Time)

Sewer Systems in each new development in Fayette County

Wastewater management is not a glamorous topic, but it remains a core planning concern.  A decision to sewer or to rely on septic systems has a significant impact on land use, growth management, drinking water quality, public health, watershed protection, finances and quality of life issues. Septic systems have a history of not being maintained, having high failure rates and being a significant contributor to water quality, environmental and public health problems. While it is very costly to include sewer systems in their developments, Magnolia Homes produces nothing but the highest possible standard of living and that means no septic systems.
